We have broker affiliates across the United States who provide a combination of commercial and residential sales experience, providing a full range of brokerage services to innkeepers wishing to sell their bed and breakfast properties.

We will help evaluate your property, provide a local Broker Affiliate to list your property, develop professional marketing materials to help promote your property, and refer interested buyers from around the country to your listing broker.

Already have an agent? If your B&B is already listed for sale, we will work with you and your agent to market your property nationally to our expansive affiliate network. After collecting information about your listing from you and your real estate agent, we will post your Inn for Sale on our new website as well as feature your property in our Aspiring Innkeeper e-newsletter. For a minimal additional charge we will syndicate your Inn for Sale listing to over 250 specialty For Sale websites, journals, magazines, and newspapers.

What do I get with my annual membership?
You will receive a listing on our award-winning www.LanierBB.com and through the www.Travelguides.com network with full description and photos, as well as a print listing in the best-selling B&B directory, The Complete Guide to Bed & Breakfasts, Inns and Guesthouses, published every year.
Will my listing be available anywhere else on line?
Your information will be available on top search engines and portals such as Google, Yahoo!, AOL, MSN, HotBot, Alta Vista, Lycos, Netscape, Excite, Go, Ask and more. This year Yahoo! chose Pamela Lanier to be a Bed and Breakfast Advisor and BBIGI members are additionally displayed on Yahoo!.
How much does it cost to list my Inn on BedandBreakfastCollection.com?
Lanier members can list their property on our website free of charge. If you are not a current Lanier member, you may start or renew your membership for just $179 per year, less than the cost of one night’s stay.
How do I get my B&B on your website?
Contact us toll-free: 866-316-7657 or InnsForSale@BedandBreakfastCollection.com. Our friendly staff will collect basic information from you about your Inn for Sale, then build your listing online which should take approximately 3-5 business days for your property to be made available to the buying public.
Can you help me find a real estate agent?
Yes. We currently have a network of over 6,000 agents that are either familiar with B&B real estate sales, are experts in commercial real estate sales, are highly knowledgeable of rural properties and/or are seasoned auctioneers. We will usually provide 2-3 agent suggestions to you so that you may interview candidates to represent your sale. Selling a B&B is a very unique situation which takes the right agent and expertise to realize a positive outcome, our goal is to align you with a successful person.
What if I already have an agent?
We will work with your current agent and begin marketing your property nationally to thousands of potential buyers.
What if I don’t want to work with an agent? Will you help me as a For Sale By Owner property?
Yes. We also work directly with property owners to independently market your property nationally. After we receive your information, we will begin advertising the sale of your property to buyers around the world.
Do you advertise my property in any other way besides the website?
Yes. Your B&B will also be featured in our Aspiring Innkeepers newsletter emailed to nearly 1,000 buyers; Your Inn for Sale may be featured in our B&B Chronicle mailed to over 10,000 current B&B owners that want to expand their business endeavors; Your property could be featured in American Treasures magazine; Your property will be highlighted in our B&B Travel Newsletter, which is emailed to over 55,000 opt-in subscribers.

For a small monthly fee, you may also opt-in to our Affiliate Marketing Program that syndicates your Inn for Sale listing to over 200 websites, magazines, journals, and newspapers including the largest commercial sites on the internet, residential sites, blogs, the Wall Street Journal and more.
How will I know if someone is interested in buying my B&B?
As potential buyers contact us regarding your property, we will immediately contact both you and your agent with the buyer’s contact information so that you may follow up personally. In 2011, we will be introducing a traffic feature that will show you exactly how many buyers have reviewed your listing.
What if my Inn for Sale information Changes?
No problem. Just contact us by phone or email and our friendly staff will update your listing with price changes, additional features, pictures, etc.
